The strata council decides whether to fine and how much, up to these limits. YYJ Strata Care never fines anyone: we pass what we see to the council and the strata manager.

Balconies (see Bylaw 4.9)

Balconies cannot be used for storage or hanging laundry (patio furnishings and potted plants are allowed).

Do not feed birds and other animals on the balcony.

Keep balconies clean and presentable as viewed from the outside of the building.

Place Christmas decorations on balconies only during December and January.

Barbecues: (see Bylaw 4.1 3)

Barbeques cannot be used anywhere at the Sandpiper.

Bicycles

Bring bicycles into the building only via the lower level entry door next to the laundry room or through the garage door.

Carry bicycles across carpeted common areas (the hallway).

Fire

Alarms

Residents must allow entrance to their unit for the purpose of fire alarm inspection.

Do not dismantled or deactivated fire alarm units.

Garbage

Bag and tie securely before disposal down the garbage chute.

Remove renovation materials from the Sandpiper; do not place in the garbage bins.

Laundry

Room

Respect others when using the Sandpiper laundry facilities.

Clothes washing machines cannot be installed in units.

Room Fees

Washers (@ $2 per 1/2 hr load).

Dryers (@ $2 per hr load).

Lockers: (see Bylaw 4.10; the appropriate form is available from the Caretaker):

Allow a 3-foot (or more) separation, between stored items and the ceiling.

Avoid storing materials that might compromise the safety or security of residents.

Use lockers only for storage and not for other purposes.

Lounge

Book use of the lounge for group functions through the Caretaker.

Move in/out (see Bylaw 8.1-8; the appropriate form is available from the Caretaker):

Book all moves with the Caretaker; moving must occur between 8:00 AM and 10:00 PM, and through the lower level door next to the loading zone.

Noise

Quiet hours are from 11:00 PM to 7:00AM, although undue noise at any time is unacceptable.

Occupancy (see Bylaw 4.7)

No more than three people may occupy a unit designated as a one-bedroom, and no more than four in a unit designated a two-bedroom.

Parking (see Bylaw 10.1-12; the appropriate form is available from the Caretaker):

Park a vehicle only in its assigned stall.

Only residents of the Sandpiper may use parking stalls, which may not be loaned or sublet.

Vehicles not registered with the Caretaker may be towed.

Caretaker must be informed of any change of vehicle that lasts longer than 30 days.

Repairing or washing a car is not permitted in a parking stall.

All vehicles parked on Sandpiper property must be covered by third-party liability insurance and be roadworthy.

Failing to pay parking fees within l0 days of the 1st of each month, or contravening any parking rules, may result in loss of parking privileges.

Park vehicles only in specifically designated parking areas.

Promptly repair or remove a car leaking oil. Cleanup is the responsibility of the owner.

Any costs incurred by the Sandpiper for cleaning and repair of damage to the tarmac surface will be assessed to the owner of the vehicle.

Storage is not allowed in any parking stall.

$50.00 per month for an outside stall.

$55.00 per month for a covered outside stall.

$60.00 per month for an underground parking stall. Pets (see Bylaw 5.1-5: the appropriate form is available from the Caretaker):

A resident must apply to register a pet.

Only one dog (not to exceed 10kg) or two cats are permitted per suite.

Securely bag all animal waste (double bag cat litter) before disposing via the garbage chute.

Renovations (see Bylaws 11, 12, 13, and 14; appropriate forms are available from the Caretaker):

Owners must complete an application and receive the written consent of strata before proceeding with any alterations/renovations in a unit.

Work can proceed only between 8:00 AM and 7:00 PM, Mon. through Fri. and between 10:00 AM and 7:00 PM, Sat.

Smoking

Do not smoke in any interior Common Property or outside within 10 metres of any access door.

Windows (see Bylaw 4.1 0)

Replace window curtains/drapes with material of the same off-white colour and of the same or better quality.

Signs and banners are not permitted.

Common

Area Facilities

Common area facilities such as the laundry room, amenity room and gym are for the use of the residents and owners only.
