What happens when you report something

  1. Report it.

    From the building page, by text to the building line, or by phone to Otto. Leak, fob, move, locker, noise, anything.

  2. It is followed up without you chasing.

    Otto opens a ticket with a number, checks the building’s rules and calendar, gets the owner’s approval when one is needed, and puts it in front of the right person on the crew.

  3. You are told when it is done.

    The person who reported it gets the close-out. The council gets it in the monthly report, with the time-stamped photo.

On-site building care

The parkade and perimeter walked on a schedule, not on request.

  • Scheduled on-site presence, four or eight hours a day, with cover for absences.Daily

Owner, YYJ Strata Care Ltd.

Paul Cook started Cook Building Maintenance in 2007 from a Craigslist ad and one strata owner’s recommendation. He incorporated CBM Services Ltd. in 2016 and formed YYJ Strata Care Ltd. in 2024. Since 2007 his crews have cleaned, repaired and looked after the common property of condominium buildings, including the Sandpiper, the Sovereign, the Corazon and Heritage Green, for strata corporations and property managers such as Cornerstone and Gateway. He built Strata OS because the follow-up should not depend on anyone’s memory, including his.

The company has filmed its own training standard since 2019; the elevator-cleaning series alone has been watched more than forty thousand times.
